MAPLEHURST PROPERTIES ATTRACT BID OF NEARLY $4.5M

Steve Hall's firm is upping its stake in the Maplehurst neighborhood. Knoxville Maplehurst Properties LLC submitted the only bid, of nearly $4.5 million, at a Friday foreclosure auction for several properties in the area nestled between the UT campus and downtown Knoxville.

UNIVERSITY APARTMENTS SET FOR ‘EXTENSIVE OVERHAUL’

Dominion Development and Empire Construction have big plans for the University Apartments, which Knoxville-based Dominion purchased for $2,150,000 in a sale that closed Thursday. Built in 1970, the 103-unit complex will get a complete makeover, Dominion’s Ray Heath said, and should be ready for reoccupancy by February.

Enon Springs, a 128-unit apartment complex in Smyrna, has been sold for $5.15 million to a Knoxville developer. Long Island, N.Y.-based BRT Realty Trust sold the property to Dominion Development of Knoxville, Cushman & Wakefield announced this morning.

“MIDTOWN” MAKEOVER, A NEWLY RENOVATED APARTMENT BUILDING COMPLETES BEARDEN’S CHIC APPEAL

Bearden’s gone upscale, but it hasn’t gone up. It remains a relatively low-rise commercial strip backed up by suburban neighborhoods of single-family housing. There is, however, one rather notable exception. The tallest building in Bearden by far, 414 Forest Park, would be taller than many downtown buildings, too. And, like many of the residential buildings downtown, it’s fresh from a recent renovation.

A local accounting firm's grand experiment in architectural re-imagining is coming to an end. Its newest experiment is about to get started, though. Since 1992, Pershing Yoakley & Associates has operated out of One Perkins Place, the former Perkins Elementary School that opened in 1927 and is located on Portland Street, just west of the Concord Street-Sutherland Avenue intersection.

The withering of the textile industry in the United States left hundreds of them sitting empty and vulnerable around the country - but especially in the South where the industry was the backbone of many local economies. Some people see them as massive white elephants only valuable for the bricks that form them and the land under them.

...Mark Taylor, Dominion’s CFO, said lenders still seem to be “pretty keen” on providing financing for apartment deals — particularly compared to retail or office deals — and said even in a downturn people need a place to live. From his company’s view, he said, “we’ve seen … a pretty healthy appetite from banks to participate in multi-family transactions.”

The old Cherokee Mills building is unobtrusive, set back from Sutherland Avenue, but is otherwise hard to ignore. You might not guess it from the street, but the 1917 textile mill at Sutherland and Concord is relatively huge, almost a quarter of a million square feet on a 12-acre lot, certainly one of the biggest properties in the central part of town.
