INVESTMENT CRITERIA
Dominion seeks real estate opportunities that meet the following criteria:
ASSET TYPE
Dominion seeks multi-family residential apartment communities.
LOCATION
Dominion is looking to acquire assets in Central and Eastern Tennessee, Georgia and Florida. While each market is different, we endeavor to pursue assets that are located in metropolitan areas that are expected to see population and job growth in the future.
SIZE
Dominion generally focuses on assets with at least 150 apartment units.
PHYSICAL QUALITY
Typically, Dominion develops B and C class assets in need of substantial rehabilitation, maintenance and repair.
AGE
Age is not a factor, but Dominion typically pursues assets that are at least 10 years old.
INVESTMENT STYLE
Dominion targets assets which are under-valued due to age, deteriorating physical condition, deferred maintenance, ineffective or absent property management, or unwillingness of the property owner to supply necessary capital to properly maintain the asset. Dominion works in this model to quickly rehab and re-tenant the property, with a heavy emphasis on the proper creation of community. Dominion does this by providing the capital necessary to take the property to its highest potential and by creating a positive, healthy community residents are proud to call “home”.
